How to Make the Payment

Those who are interesting on investing to the  property they can make the Payment in RMB or USD. We can collect the paments from China, Hong Kong, or from UK.

  • 2 Bedroom Villa (Size 100 SQM + Land 9000SQM)  Price : RMB 600000
  • 3 Bedroom Villa(Size 150 SQM + Land 9000SQM)  Price: RMB 900000
  • Hotel Apartment (3 Bedroom Size 150SQM) Price : RMB 700000

Payment Schedule

  • 1St Payment :  

    The first payment is called the Booking Fee and it is 20% of the property value and it is including a non-refundable deposit of 5% of the property value. 

  • 2nd Payment : 

      30% of the Unit value has to be paid after 6 months of the First payment.

  • 3rd Payment:

       50%  of the Unit value has to be paid after 1 year of the 1 st payment.

Guaranteed Return On Investment

  • In Sri Lanka in this area property value is increasing at very high speed. However, the property management company agreed to buy back the property after 3 years time with a minimum interest of 6% annually.  after 5 years property management company will not buy back but support to find a customer for the owner if he willing to sell the property. and in such situation, the property management company will charge 3% sales commission.

Rental / Sales Income

  • if the property is rented by the owner there is no charge from the management company. But if the management company rent the property for tourist or to the permanent nature guests then from such income 20% will charge by the property management company. If the owner agreed, the property management company will maintain the property as a hotel and rent to the potential clients and maintain by the property management company.

Resell Property

  • Once the property is leased by the lesee he can re-Leas the property as he need , but when ever such tranasaction is done the Property management company will charge fxed fee of  RMB 5000 to issue such certificate and governmentand legal fee also will be applied to new transaction. ( 5% from the certificate value).
  •  If the property is rent for a short period of time Less than 2 years then there is no such charges. ( Ownership has to be retain under the saem name . 

Government and Legal Fees and Maintenance fee.

  • 4%+1% as government and Legal fee ( totally 5%) has to pay to the government when lease a property , and it is a one time fee. 
  •  3 RMB per 1SQM has to be pay for a month as an administration and logistics management fee. 

Investor Rights

Investor have the fully Legal Right over the Purchased unit for 99Years, and management company reserve the rights to manage the property. Investor can sell the property to any party at any given time. Investor can stay in the property maximum 14 nights for free ofcharge. ( He or his nominee can stay)
